India World Mart

India World Mart is a shop-cum-office (SCO) plotted development at Sector 88A on the Dwarka Expressway in Gurugram. The phase registered with the Haryana Real Estate Regulatory Authority covers 3.4583 acres of a 5.5583-acre project and comprises 57 commercial plots. It is developed under DTCP licence 100 of 2024, dated 24 July 2024 and valid to 23 July 2029.

The plots are laid out in ten types, arranged along 6 m wide corridors and landscape plazas with parking, services and circulation along the edges of the site. Under the Haryana SCO policy each plot may be built to a basement, ground and four floors; the total FAR sanctioned for the registered phase is 18,735.982 sq m. The land is freehold, and the registration certificate requires units to be sold on a carpet-area basis, with no separate EDC or IDC payable over the total sale consideration.

The site fronts the Dwarka Expressway with 24 m wide roads on two sides and a 150 m wide green area along the expressway. The developer's masterplan records that direct access from the expressway was approved by NHAI under a sanctioned letter dated 18 October 2024. The brochure places Global City opposite the site, the Southern Peripheral Road 3–5 minutes away, the YashoBhoomi convention centre 8–10 minutes, Medanta hospital 10–15 minutes and Indira Gandhi International Airport 12–15 minutes, and notes that these times vary with traffic.

Common provisions shown in the brochure include a controlled façade, dedicated visitor parking, landscape gardening with a water fountain, a children's play area, an open theatre with a wide atrium and seating areas, dedicated restrooms, an underground water tank and sewage treatment plant, and a gated complex with separate entry and exit. Power backup is offered at extra cost, and concealed spaces are provided for outdoor split air-conditioning units. The brochure states that spas will not be allowed at India World Mart.

The project is developed by Betterchoice Realtors Pvt. Ltd., recorded on the registration certificate as Promoter 2 and collaborator; the licence holders named are Priya Ahluwalia, Naina Sachdeva and NA Buildwell Pvt. Ltd. Registration 63 of 2025 runs from 26 June 2025 to 31 December 2029, the completion date declared by the promoter. Plot prices are not printed in the documents supplied and are quoted on request.
